Auto-renewal
The clause that turns a twelve-month term into a twenty-four-month one.
What it means
A provision rolling the agreement into a fresh term unless you cancel inside a window before it ends. Thirty or sixty days before the anniversary is typical. Miss the window and the next term has already begun.
It is ordinary commercial practice and it is not a trap by design. It becomes one through inattention, because the window falls eleven months after anybody last read the contract.
Why it matters in HVAC
The anniversary of a September signing lands in August, which for a cooling-heavy shop is the busiest four weeks of the year. That is when the cancellation window opens and closes, and it is the month you are least likely to be reading contracts.
The fix costs nothing. When you sign, put the notice deadline in the same calendar you use for permits and inspections, sixty days before the anniversary rather than on it.
How to check it
Look for the renewal term length and the cancellation window together. A twelve-month term that renews for twelve months with a thirty-day window is a very different commitment from one that renews month to month.
Why the window matters more than the term
Take a $2,495 monthly programme on a twelve-month term with automatic renewal and a thirty-day window. An owner who decides in month eleven to leave at the anniversary, and gets to it two weeks late, has bought another twelve months. That is $29,940.
The same decision made three weeks earlier costs nothing beyond the final invoice.
Of the twenty-four companies scored on this site, none publishes its renewal mechanics on its website. The four that publish any contract term at all publish the initial term or the notice period. Renewal is a clause you will only see in the agreement, which is the argument for asking for the agreement.
